Below is a historical page from the Noll Road Association.

When the Noll Road Association was formed, there were 6 new developments proposed along Noll Road. This was in the summer of 2006. With the down turn of our economy, these developments are stalled, but not stopped.

Since this webpage was written 4 very important events have occurred.

Through my work and the work of many others, we have passed a new Critical Area Ordinance that will allow greater protection from storm water runoff and thereby protect Lemolo Creek. I chaired the stakeholder group that helped write this new ordinance.

The City of Poulsbo passed a new building code call the Planned Residential Development.  I was on the team that helped write this new code. The PRD will encourage the preservation of trees during development, mandate greater open space and have design review of the houses that will be built.

We updated our impact fees so that development will pay for the needed infrastructure when building occurs.

The Noll Road Corridor study was commissioned and completed that allowed for the neighbors along Noll Road to have a voice in what our neighborhood will become as we grow. Noll Road will be improved with landscaping and sidewalks and will have a safe walk ways for our children. The road will also be reconfigured to enter Highway 305 at Johnson, where a traffic signal will be installed along with a park and ride lot for commuters. Thank you to the residents of Deer Run, Noll Road, Langaunet and Ridgewood for participating in the corridor study.

The City of Poulsbo is holding community meeting regarding the development along Noll Road. Go the bottom of the page for times and places. It is imperative all interested parties attend these meetings.

There are 6 subdivisions pending for permitting. Four of the subdivisions are very large (Mesford, Blue Heron, Mountain Aire, and Lincoln Road) and constitute 516 new lots for development. All the subdivsions are plotted in lots below 7500 sq feet. These subdivisions are comparable or smaller to Caldart Cottages or Poulsbo Place.

Below is a rough scanned image of the proposed subdivisions. To see the entire subdivision plan for Noll Road, please download the zipped PDF file by clicking the link below. The file is 3 mb so for those with dial up connections, it might take some time.

Noll Road Planned Development

This drawing was made by the planning department of the City of Poulsbo in order to visualize all of the subdivisions at one time. The Noll Road Association wants to thank the City of Poulsbo planning department for being so helpful with the information that has been provided to the Noll Road Association.

Caldart Cottage: all of the proposed developments would be the same size or smaller than the Caldart Cottages that are located at Caldart and Lincoln by North Kitsap High School

It is critical that everyone attends the following meetings and be prepared to give WRITTEN responses to the proposed developments so that the city can add this information to the application file.

The proposed developments stretch the length of Noll Road from Lincoln to the sharp bends heading toward 305. The meeting notifications for the Moutain Aire, Blue Heron and Lincoln Road listed at follows:

Mountain Aire (development across from the soccer fields, Noll Road)

Fire Station at 911 Liberty Avenue, 5:30 to 7:00 pm, Sept. 5, 2006

Blue Heron (development on south Noll Road at the hard turns)
